Six weeks before construction begins, we'll begin filing for permits and preparing documentation. We take care of zoning and permits with the city and each homeowner is responsible in terms of an HOA. But after that, you don't have to do a thing to get approval for your new backyard space. Our team will get all the necessary approvals and handle the paperwork for each part of the project. There is no extra cost, and we'll make sure everything is in place for the first day of construction.

During construction, your crew will be on-site to mark the property, begin digging, and install fixtures and structures. Your foreman will give you a weekly update on the project and ensure work follows the schedule developed before the construction meeting. During each update, you'll learn what was done the past week and what elements of the project will be completed in the week ahead. You can also ask your foreman any questions, as he is your main point of contact. He will be on-site throughout the project. 

There may be change orders throughout the project due to structural changes, potential material delays or shortages, and site conditions that change the original construction plan (such as unmarked underground). If your project requires a change order, your foreman will clearly communicate the reason for the change, and payment is due upfront. 

Details Regarding Change Orders

Change orders may be required in the event of a change in scope or unforeseen obstacles. Change orders can also be used to make additions to the landscaping project or ensure the final construction is up to code. Change orders will need to be approved and paid upfront before work can begin, and your foreman will be involved in every change order. Change orders cannot be more than 20% of the project's cost value, and changes cannot be made during the final stages of the project.

We work hard to minimize disruption for your property and neighborhood. However, some elements of any construction project include:

• Potential delays due to weather, materials, and change orders
• Noise
• Mud and dirt across driveways and front paths or roads
• Unexpected costs because of change orders or new additions
• Neighbor complaints about noise
• Grass damage—our team restores damaged grass through reseeding or replacement

Payment Schedule During Construction

Invoices and payments are managed through our online portal via QuickBooks. The payment schedule for each landscape construction project is in four stages for four-week projects:

1. 10% of the project cost is due at signing.
2. 40% is due at the pre-construction meeting a week or two before work begins.
3. 40% is due at the halfway point. While there are no large milestones at the halfway point, Peakview will track the hours and project progress to determine the halfway point.
4. 10% at project completion.

If your construction project is scheduled to take longer than four weeks, payments will be divided into two-week cycles.

Once the project is near the finish line, at 95-99% completion, our team will schedule a punch-list walkthrough with you to discuss outstanding landscape construction items. We'll assess the project area with you to identify any necessary tasks such as touchups, light bulb replacements, paver cracks, or other concerns. We will then complete all outstanding items and make the final touches.

The closing-out phase includes these steps:

• Our team will clean up the area, pack up, and demobilize any remaining elements.
• Schedule a follow-up visit so we can ensure you love your outdoor space in six months.
• Provide tips and instructions for the care and maintenance of your new space.
• Arrange a final walkthrough and discuss warranties.
• Finalize the last payment.
